Located in pretty countryside and just off a good tarmac road, the house is reached by a short track that runs between the two paddocks to the villa. The area around the house is walled and fenced and there is a carport and parking for several vehicles.

Property Details:

At the front of the villa is an arched covered terrace that runs along the front of the house providing a shady area to sit and look out over the open countryside, a further small paved area is set outside the front door. The front door opens into a hallway with a corridor at the end giving access to the bedrooms and bathrooms. A door on the left of the entrance hallway gives access to a good-sized lounge-diner with a feature fireplace housing an inset wood burner. Patio doors open on to the front terrace and the room benefits from hot and cold A/C.

To the other side of the hallway, a door leads us into the kitchen. Fully fitted with modern units, double sink, electric oven, gas hob, dishwasher, and fridge freezer. A door leads from the kitchen into the former double garage which now acts as a multipurpose room, housing both the utility area, storage, and a sauna. From this room, doors lead to the tack room and through to the stable block and rear garden.

From the main entrance hallway, the corridor leads both left and right, at the end on the left is the master bedroom, a good-sized double room with a ceiling fan and fantastic views from the window. It also benefits from an en-suite shower room with WC, basin, and a large glazed shower cubicle. The second bedroom is a twin room currently set up as an occasional guest room with a sofa bed. The family bathroom separates the guest bedrooms and comprises a full-size bath with shower over, WC, and basin set in a vanity unit. Bedroom three is a good-sized double room and has been given over to a large terrarium for the families tortoises winter home and to provide the dogs with their own bedroom!

To the side of the villa, a courtyard gives access to the stable block, this comprises a wide walkway and 6 loose boxes (3m x 3m) with doors on both sides to allow for covered access or access directly to the outside and paddock. Doors have been created at both ends of the block to allow air to flow freely and there is water, lighting, and electricity installed. A door leads from the stables through the tack room to the house.

At the rear of the stable block and villa, there is a large storage shed which houses a 10,000l mains fed water tank and is used to store hay, etc. The main paddock is approximately 1 hectare and has a large field shelter in the middle to provide shade.

To the rear of the villa is located the swimming pool, a tiled 8 x 4 pool with a patio surrounding it to provide a good place to relax, sunbathe or just enjoy the amazing views. To one side and sheltered by trees is a large pen providing the tortoises’ summer residence Behind the pool is one of two carp ponds, some 20,000 litres in size with a pretty rill planted with water lilies to help aerate the water in the main tank. At the far end of the pool patio is located the second carp pond with a wooden bridge set over.

Alongside the carport is a brick built store that houses the 3000l mains fed water tank that supplies the house. An additional paddock area with a shelter provides a home for 2 donkeys at present and at the end of their paddock is the fenced 40m x 20m sand school.

This is a great rural property set in an area with outstanding views, the house benefits from double glazing, insect screening, and has an alarm fitted. If you are hoping to move to Spain with some four-legged friends or buy them when you are here this is a perfect place to start.

    Velez Rubio

    The small agricultural town of Vélez Rubio is in a picturesque setting, surrounded by sierras, olive groves, and fields of wheat.

    This is a place of enormous historical significance. The town lies at the foot of the Sierra de Maria and proudly boasts the finest baroque religious building in Almeria Province, the Church of La Encarnacion. It can be found on the plaza of the same name. Built-in the 18th century, this has an imposing carved facade which includes the arms of the Marquises of Villafranca y Vélez, who built it. Inside, the main altar has a superbly detailed, 20-metre-high carved wood retablo.

    Three kilometers north of the town are the UNESCO World Heritage-listed pre-historic caves and paintings called Cueva de Los Letreros (Leters Cave) and La Cueva del Gabar, to the north of Vélez Blanco.

    Although very rural and quiet with no industry the area provides everything. Excellent road and motorway networks with very light traffic mean that the four airports which service the area are within easy reach. Alicante approx 1hr 30 mins, Almeria 1hr 10 mins, Granada 1hour 30 mins, and Murcia (St Javier) 1hr 15min. Only 30 minutes from the historical town of Lorca and 50 minutes from the coastal town of Águilas
